What is the REN NCC assessment?

A real estate negotiator (REN) assists a registered estate agent in selling and letting property. To get a REN tag, you attend the Negotiators Certification Course (NCC), run by providers approved by the Board of Valuers, Appraisers, Estate Agents and Property Managers (LPPEH). Since 1 October 2024 the Board is reported to issue NCC certificates only to people who also pass the NCC online assessment.

The assessment format

RegulatorBoard of Valuers, Appraisers, Estate Agents and Property Managers (LPPEH / BOVAEP)
CourseNegotiators Certification Course (NCC), commonly reported as 2 days with the assessment on the second day
AssessmentNCC online assessment; the Board has not published the number of questions or the pass mark
Entry requirementsCommonly reported as minimum SPM (or equivalent) and proof of non-bankruptcy
LanguagesCourses are run in English and Bahasa Malaysia by providers
After passingYour registered estate agent firm applies for your REN tag; you can work for only one firm at a time

The Board's website was unavailable when we last checked, so confirm the current requirements with the Board or your NCC provider before you book. Our timed mock is our own format, not the official one.

What the assessment covers

  • Act 242 and the Board: who may practise estate agency, registration, the REN tag, discipline and offences.
  • Malaysian Estate Agency Standards: written appointments, exclusive agency, clients' money, offers, confidentiality and conflicts.
  • Estate agent and REN duties: what a REN may and may not do, supervision, fees and moving firms.
  • Sale and purchase: booking and deposits, the SPA, Schedules G and H, stamp duty, RPGT, caveats and transfers.
  • Tenancy: registration of tenancies and leases, deposits, recovering possession through the courts.
  • Property types and titles: freehold and leasehold, strata titles, JMBs and MCs, Malay reserve land and Bumiputera lots, land categories.
  • Marketing and ethics: honest advertising, the owner's authority, personal data, secret profits and dual agency.

Free official resources, and what we add

The Board publishes Act 242, the Rules and the Malaysian Estate Agency Standards, and LHDN publishes RPGT rates. There is no free official REN question bank. Our questions are original, are written and checked against those laws and standards, and include worked calculations for RPGT, stamp duty, deposits and tenancy payments, so you understand the numbers as well as the rules.

How to prepare

  1. Attend every session of the NCC and keep your course notes.
  2. Learn who may do what: only registered estate agents practise estate agency, and a REN always works under one firm.
  3. Memorise the key numbers: RPGT rates by year, the stamp duty bands, and the 24 and 36 month delivery periods for new homes.
  4. Practise one topic at a time, then try full timed mocks.
  5. Read the Malaysian Estate Agency Standards, since most ethics questions come from them.

Questions and answers

Do I need to pass an assessment to become a REN?

Yes. Under the Board's notice reported to take effect on 1 October 2024, you must attend the Negotiators Certification Course and pass the NCC online assessment before an NCC certificate is issued.

How many questions are in the NCC assessment?

The Board has not published the number of questions, time limit or pass mark. Figures quoted online are unofficial, so our timed mock uses our own format.

Can a REN work independently?

No. A REN assists a registered estate agent, works for one firm at a time and cannot practise estate agency on his or her own.

What are the entry requirements for the NCC?

They are commonly reported as minimum SPM or equivalent and proof that you are not bankrupt. Check the current requirements with the Board or your NCC provider.

Is the NCC available in English?

Yes. Approved providers run the course in English and in Bahasa Malaysia.

What is the difference between a REN and a registered estate agent?

A registered estate agent is registered with the Board under Act 242 and may practise estate agency through a registered firm. A REN is certified to assist that agent and is supervised by them.
